Hadera: A new neighborhood that includes 3,000 housing units – real estate

The Haifa District Planning and Construction Committee has submitted a plan for the construction of a new residential neighborhood in Hadera – the “Butterfly Neighborhood”. The plan includes 3,000 housing units, of which 600 housing units will be allocated for small apartments. In addition, the plan includes an addition of 250 “special housing” units to be used for dormitories, sheltered housing, and affordable housing for rent.

The plan includes a total of 12,200 square meters for commercial areas, 13,500 square meters for employment areas, 46,500 square meters for public areas including an elementary school, kindergartens and dormitories, synagogues, and a community center. The plan covers an area of ​​1,075 dunams and is located in the area of ​​Nahal Hadera and Road No. 65 to the north, Road 4 in the east, Road 2 and the railway in the west, and the Hillel Yaffe Hospital and the Hillel Yaffa Hospital in the south.

The nature of the construction in the plan is graded, so that at the front of the roads construction is proposed at a height of 6-7 floors and at the rear higher construction at a height of 10-19 floors. Also, on the facades of the buildings facing the main streets, commercial facades were established and on the first floors of the buildings, public uses of offices and clinics, cafes and restaurants were established.

In terms of transportation, the plan includes a connection from the new neighborhood to Road No. 4, a level connection to the “Sea Quarter” neighborhood that is across Road 2, and three connections to the Peace Road, the main road in Hadera. In addition, the plan includes an array of internal connections within the neighborhood, for the purpose of shortening walking distances and an interface with the “Heftziba” neighborhood and the adjoining neighborhoods, as well as a municipal park in an area of ​​about 17 d at the interface with the existing Heftziba neighborhood.

As part of the planning process, an effort was made to locate and monitor the living areas of the butterfly population of the “Galilean ant species” species found in this area, and therefore more than half of the plan area was defined as open areas. In total, the plan includes about 720 dunams of open space.
